@Matthew Olszak is right on this. During a move in inspection, you let the tenant call out deficiencies.if THEY call out scratches in the floor, you take a picture of THAT particular spot. If you don't, you will inadvertently imply that their version of "minor scratches" are acceptable and my be overlooked.

you can talk to lawyer, but you'll still wind up doing the following:

Take pictures of the yard, and send first cure or quit notice and give a week to resolve. repeat 2 -3 more times.

Perform annual or housekeeping inspection, take pics and give cure or quit notice and give a week to resolve. Highlight the fact that obstruction to pathways are also a fire hazard and needs to be resolved. repeat 2-3 more times.

First thoughts,

Sounds like house was vacant, no power, pipes froze and burst causing water damage. Need to find the extent of the water damage, in addition to the mold issues in order to guesstimate. You really need to find out the source or cause of the house's current condition in order to feel comfortable that the proposed work will restore it to proper working order. Also, capturing all water damaged areas, (subfloor, joists, studs, etc) related to the incident(s) will also factor in your costs.

Once you get all of that, then you can see if the proposed work  will meet expectations and is within your financial comfort zone.

Charles Goetz is on point on this. Check all outlets and also inside cabinets for hidden outlets. Once you get rid of that, you can just trash everything else.

I had an issue with a building that had a particular tenant trying to create a lawsuit for the previous management company, that carried onto our acquisition. He would make these complaints but always refused entry or changed dates.

In the lease, it does say that we reserve the right to enter especially to complete/address repairs that affect safety, structure and building system.

I sent a letter to him stating that we would be entering the unit on X day to address repairs. If this date is not suitable, then he should reply to the letter and present an alternate date. If he is not present on either date, we do have the right to enter the unit to address the issues (insert lease paragraph).

Upon the day of visit, unit must have areas accessible, no unsupervised minors or loose animals.

And that letter was emailed, stamped and left at their door, and left in vm 48 hrs before the scheduled visit.

It helped immensely at court, stripped his credibility down.

@Don Carey That sounds realistic to me. I partner up with a management company now for that same service. Management goes through rent rolls and finances of prospective sites, and I do physical inspections, gather certificates, check and estimate vacant and contracts, etc. It's usually an additional service in my experience, but works out well when we start take over new contracts.

Generally about $100-$200. But you need to make sure that they provide either a checklist. Notating the pressures/temperatures of the area and unit, whether they changed the run/start caps, checked wiring, cleaned coils, and how, etc. Some  scammers will just change the filter, bang the pipes and call it a day.
