Purchase price: $92,500
Sale price: $115,000

3bd, 2bath, total rooms in the house 8. Near eateries and the Dallas Transit Rial System and banks. Great developing area, good for growth.Located near the VA Hospital just one block away.

What made you interested in investing in this type of deal?

The potential of growth in this area is great for wholesalers and companies looking to buy and flip homes here. The location of the property is great for commuting just eight minutes from down town Dallas.

How did you find this deal and how did you negotiate it?

Driving for dollars and I spoke many time with the owners until they saw in me someone who was trying to help them out of a money pit.

My value to this deal is simple that I listen to the needs of the sellers

Lessons learned? Challenges?

I won't agree to the high side of the mortgage value of homes in areas like this ,unless I'm in a great financial place to rehab any projects in developing areas.
