Hi Daliz Colon

 Lets keep things simple when it comes to real estate. You're in a good place to start your venture into this fluid market, I agree with  Gimenez as he states, you have to be careful as you invest in this market, you can lose money but gain insight into your next deal. First, settle on what Country you want to start your real estate venture in. Two, find out what criteria, within the market you feel more comfortable investing in ( i.e.commercial, residential, multifamily units, land, rehab homes etc.) Third, build your real estate portfolio (easily done) with your BP family, the BP family already have investment property for sell you can tap into. 

Also if you need a quick walk through of contracts we will be happy to share that info with you as well. Fourth, pull the trigger on your first property to get your foot wet. Fifth, make a profit off your project, look over what you need to do better the next time, and do it again.

Investment Info:

Small multi-family (2-4 units) buy & hold investment in Dallas.

Purchase price: $385,000
Cash invested: $500

Duplex 4 bed, 4 bath, one car garage for both units, covered parking, near popular eateries, great schools and churches near by. Not far from Down Town Dallas entertainment ventures. SOLD for 4
$426k purchased for $385k

What made you interested in investing in this type of deal?

I lived here, Yahweh just made it so that this property fell in my hands, so I sold it in thirty days.

How did you find this deal and how did you negotiate it?

I didn't have to find this one it was given to me by the owner who knew that, I am a real estate wholesaler.

How did you finance this deal?

It was all done on a contractual agreement. No finance

How did you add value to the deal?

The owner did all the painting and the carpeting and light cosmetics work.

What was the outcome?

I targeted Investors and rehab fix & flip buyers and found a investors that just loved the property so much and bought it.

Lessons learned? Challenges?

Never underestimate your ability to negotiate deals.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

No

Thanks for the heads up on getting a list of County properties prospects. It's been my experience that, buying such list of any real estate property prospects, that I always find the list to be out-dated and inaccurate data. How do you avoid not getting what you paid for? at least getting 50% of a quality list that you can actually use.

Hi Kathleen

 Although I'm not a lady and I know that's really the perspective you're seeking. Being "Scared" of certain neighborhoods is a mindset of those who are mentally controlled by what they've been taught. In this business you must be fearless in your approach of "driving for dollars". How ever, I'm not lost in your underline concerns. 

  So, you should consider driving in areas that you feel, are safe enough for you first. Consort with other lady's (in the BP family and other sites) that aren't working in different areas that you're driving for dollars in. You guys can compare notes on safety and big money opportunities, in areas you love and fear.But, my guess is that you'll do just fine.
