I was looking at buying a ALH with an pre-existing AL business. I really did not want to be active right now. Is there a way to find someone who would want to rent or sell the business to? The property is in CA. Thanks!

My friend told me:

First, with AZ properties, there are RV, mobile, etc., and all of these types are very, very cyclical. For instance, some areas are having a mini boom. BUT there's still a ton of inventory, and when the market crashes, it crashes hard. Phoenix is another area. It's always suspect when there's such a huge potential to keep building outward.

Any comments helpful as I figure my way around this.

Trying to understand the economic factors in AZ.

Looking to invest out-of-state (ie. Memphis TN, Birmingham AL, or Indianapolis IN)

All states seem to have high crime with lower financially stability in its tenant market offset by low purchase price and property appreciation value.

What made you decide on your choice?
