There has been a lot of discussion regarding this topic. The biggest advantage I see in getting the license has been the increased exposure to real estate and being closer to deals on a daily basis. You meet a lot of great industry professionals and learn a ton by proxy. 

I am not a wholesaler, but I don't see how having access to the MLS would be much of an advantage. Most properties that hit the MLS do not offer the type of margin that wholesalers are looking for.

There are a few pockets of properties with (relatively) low taxes in Westchester county, however, they are few and far between. Maybe check out Connecticut. Lower taxes, and prices are not as inflated as Westchester.

Hi All,

I just came across an off market deal in Port Chester, NY and it seems like it could be a home run. The seller is asking 325k. I ran comps with the mls and pulled estimates from the syndicated sites, ARV is 425-450.

My initial thinking is to get it under contract and flip it using hard money.

My goal is to get as much money out of this thing as possible- then use the proceeds to build my real estate portfolio in my target market. What do you guys recommend? Any thoughts on other strategies I could possibly use?
