Normally, when big boys and girls are talking the little ones should listen but my two cents ... @Ali Boone was amongst the few who welcomed me when I joined BP. We went back forth. I asked what she did. She said she was an investor and business owner. There was no sales pitch. I did some research on her by reading a few of her blogs and articles. Great helpful info. Had no idea she recommends TP. She never tried to sell me anything. We’re yet to meet in person but she’s one of the few BP’ers with whom I feel very comfortable.

As a newbie who has listened to over 250 of BP’s podcasts I can’t remember an episode where the guest’s failures were not addressed. As a storyteller there’s nothing more boring than a story without an arc. The podcasts almost always go into the nuts and bolts of outstanding failures, then address successes and reasons for each. The same pitfalls you point out are pointed out weekly in the podcasts. On a daily basis, to our left lies a thousand failures and to our right ten thousand more. For a complete failure at real estate to be featured on a BP podcast they will either have achieved Tommy Wiseau status or, ironically, will after their appearance. I am yet to get the feeling REI is easy or without pitfalls, 0-to-500-units-in-3 months-while-holding-a-full-time-job, notwithstanding. J Dorkins is always wary about short cuts, unprofessionalism, lack of sweat equity, being too trusting of people ... the list goes on. You made some good points but you took on people who are actually on your side.

Hi @Richard Naimy. Yes, I called a couple of agents who have me in their email lists. I was very nervous but the first agent was so open and willing to share info that I forgot we were talking business. He couldn’t stop talking. It was great. I am also on @ Max Gradowitz’s email list. But I search loopnet daily for areas I am considering and I find that to be very valuable rather than over engaging an agent when I don’t quite yet have the cash to pull the trigger. You definitely couldn’t be more nervous than I so pick an agent and call. I wrote down exactly what I wanted to say, but God knows, it did not come out of my mouth as planned. Yet, it was okay. My Mondays and Tuesdays are best but if you are in the Burbank area we could do weekdays. Cheers!

Hi @Richard Naimy, welcome. BP is an amazing community filled with more info and support than anyone could ever fully exhaust. I am a newbie, too, studying and listening to the podcasts. On show 136 now but counting recent episodes I have listened to more than 200 episodes. I’m in LA and work in Burbank. My primary interest is multifamily/commercial, from 2 - 20 units. I hope that we can support each other as learn and grow our businesses.

@Jeffrey Holst, @Ernesto Hernandez, there was no Show 21. I never ran across an explanation as to why. Episode 16 was the Dodd Frank show and it lasted all of 4 minutes. They explained why the Land Contracts show they had recorded with Clay Huber was pulled off the air after the then new law was passed in the interim.

Great thread. Are there Zoning restrictions for ADUs or regardless of where you live you can proceed as long as you get all the necessary inspections and permits?
