Dear members, when I reached out to a lender in regards to purchasing a 3 unit MF in NJ, he ran numbers and responded that it won't pass self-sufficiency test. 

Is self-sufficiency rule mandatory for all FHA loans for 3-4 units MF or are there any FHA lenders who do not require self-sufficiency test? Also is this rule not applicable for 2 unit MFs? TIA

Thank you all very much for your response and advice. I don't own the property but I'm analyzing it and want to make sure if a tax reduction is allowed to determine feasibility of purchase. To my knowledge taxes have been paid till date.
