I wanted to update the group that I was able to successfully get the contractor to finish construction on the ADU in Jan after reporting him to the BBB and the Contractor State License Board. I decided to save the bond for another time. Thank you @Joe Homs and @Peter Mckernan for your advise.
I am now moving on to do hardscaping/landscaping in my backyard. As we were planning, we noticed that some of the steps leading to the basement outside didn't comply with code. I notified him and of course he ignored me until I cc'd the CSLB. He finally came back to do some minor sanding. Basically to say he came back to address the issue and he says everything is ok now. But while he was here he said I was harassing him by call, emailing, texting him and cc'ing the CSLB. I can't believe the nerve he has. He is retaliating and trying to intimidate me so I don't report any further issues. He said he doesn't know what I'm trying to do and I'm trying to take advantage of something. I had explained to him that I want to keep my family safe and ensure we are complying with code. He is such a pain to work with. The contractor I plan to work with says he can fix any remaining the issues if there are any. Do I just let this go? I guess if I have any other issues with his workmanship I will just contact his bond company and not work with him directly. I want to ensure that I can hold him accountable without risking any legal issues.

Would love to hear about any recent cash out refi deals people have recently done for their SFH rentals. Which lender did you use, what terms and rate did you get? I'm hoping to get cashout with a 30 year fixed, no points, no fees at the lowest rate possible. Not sure if it makes sense to do the cashout refi now since my current rate is low (3.125%) but would like to tap into equity to purchase more. If now isn't the optimal time, would love to get input on the best time to do the cashout refi.

Looking for help with passing an inspection quickly. In order to pass I need to either have shower doors or shower curtains. The doors will take 3-4 weeks so I wanted to put shower curtains up. The problem is I have a neo-angle shower and need to find a way to hang shower curtains without glue or drilling so it doesn't damage the slab. Does anyone know of any neo-angle tension rods I can use? Or any other product that can just hold temporarily just to pass the inspection then I can put proper glass in later? Trying to hurry up and pass before the end of the year. The bathroom shower won't be ready til mid Nov at best so trying to beat time and pass inspection asap.
Any product links or brand/model number you can share would be much appreciated. TIA!

@Nicholas L.I have one. They are the ones who keep saying I have deferred maintenance from the last tenants. Sounds like I might need to find another one. I haven't been able to find a good one. I had to fire my last one and hired this one almost 1 year ago.

I have a tenant who moved into my rental in California in Feb this year. They've lived in the home for 7 months and have made maintenance requests every single month. They installed bidets without my permission and created plumbing issues so I had to pay for a plumber to come out several times, I've had to replace a frontdoor knob and deadbolt last month even after we rekeyed the home prior to them moving in, the garbage disposal blades were jammed so had to call a handyman, repaired a broken window which my property manager claims was broken prior to them moving in even though the repair was made 3 months after they moved in. The most recent request was that the dishwasher isn't working. The repairs are starting to get more expensive and I'm not sure how to handle all these requests. Any advice or suggestions would be appreciated.
Hi @Joe Homs thanks for the quick response. I have not paid him everything. He tried to bill me for "Touchup" work but he hasn't even installed everything. We've paid the majority but not everything. Do I tell him he has a certain number of days to complete or I will find someone else to finish? Also, do I need to get a lawyer involved?
I was wondering if anyone can please give advice on how to get my contractor to finish up my project. We are building an ADU in California and he was supposed to be done by end of April. It is now mid July and he still has a fair amount of work to do. We're almost at the finish line but we've been "almost done" for the last 3 months. Now that we're putting the finishing touches, I've noticed some issues with craftsmanship and am concerned that having him fix these issues will further delay us. I have told him that I will share my experience on social media if he doesn't finish by today but we still have quite a bit left to do. Hoping some flippers or attorneys might be able to share how they've been able to get contractors to move quickly or if anyone has advice on what the best next steps are to ensure we finish up soon. If he actually sends people to work I'm guesstimating that there's maybe 1 or 2 weeks of work left to do at most but I see 1 or 2 things done each week.
