@Cosmo Lee - With the limited information on what, when , where , how and who you are wasting time of everyone. I wish REI could be done successfully on spread sheet. Read following links for education true for any market. Try to network with the brave investors before you in the market you are targeting. Read @Jay Hinrichs post on his Midwest adventures and book on international investors from turnkey-review website.

@Aamir Shah- I don't agree but I certainly know that OOS will take you too far from your cash. With respect to stock market this is not the forum but I had been a merchant banker in my past life and would be happy to take it offline. I certainly know successful investors in your market and they are on BP.

@Adam Widdicombe - There is no exit in the TK led markets, check the link for details. All the cash flow markets selling will be at fraction of purchase price. The million dollar question is who will buy? The local investors /home owners don't look at properties that OOS investors buy.
