@Erik Harrison and @Bob Mazza - Having day job is no crime, don't combine two evils into one. OOS and Dream Merchants+ Agents Layer. Start from your back yard get educated then a pull the trigger so that you know what you are buying. 

I try to pretend seller for similar property that I want to buy. There is no free lunch on this earth, don't buy experience with your hard earned money.

@Josh Frye- This is part that most investors don't understand when they buy. Your best option is your current tenant or the next one. Buyer pool is limited to you only but there are others with agent network who can find super motivated investor and sell at premium, unfortunately your share would be very less.

@Matthew Yorgey- If I understand correctly the purchase price of portfolio is $500K?  With the numbers you mentioned I would suspect the deal and spend more time to understand the market , area and why he is selling.

@Brian Bistolfo- I guess you are asking many different things. First you need to understand the risk and reward in your own backyard, investors from CA are dumping money ignoring high property taxes, high state taxes back in CA and  bonus foundation issue.

OOS is a fashion make sure you have a game plan.

Lending and LTV, in general 20% down payment for 1- 4 properties, 25% or more 5 -10 properties. With high LTV, good credit score you might find low interest rates.

@Account Closed- I will drop you PM for unbelievable low rates. I have 4-85% - 5.125% with 20% - 25% down. The best rate I have is 3.5% for 15 year fixed where LTV is around 25%.

@Jay Hinrichs. My two cents for the others on the posts lurking for the artificial profit numbers is not to attempt a graduate school  exam when you are not ready for elementary school HW. Sorry for those who started their journey paying money to Guru's classes.

@Michael Cross- With limited information on the post I will pass. If you think it's a deal then answer to yourself why it is not a deal for current owner. Numbers is fifth grade math.
