I am selling an investment portfolio consisting of 7 properties. All properties are in great condition and the portfolio will provide about a 10% return on your investment. The house on Elmo just completed a full rehab and is currently vacant. 


I am willing to manage the rental portfolio for a negotiated fee or you are welcome to hire a management company of your choice. I do have an established relationship with all of the long-term tenants.

Unless they're moving for a job relocation or emergency like their apartment building burnt down, quite frankly, I don't want anybody who wants to move during the winter, because it's indicative of poor planning. 

If they don't plan well, how are they planning to pay the rent? Who in their right mind moves in cold weather with snow on the ground?

Darrell - You definitely understand where I'm coming from. Thanks for the feedback about the 360 tour biz. You're right, they don't do much or anything to get a house sold... perhaps just to get the phone to ring. Good point.

 Kyle - Yup, you're right. Single, no kids, and living alone. You really hit the nail on the head with everything you said in your reply. It's easy to give up and obviously I have with many things, primarily it's because of a lack of marketing skills and hundreds of thousands of dollars in funds required for advertising. The slow and steady approach I found typically results in working for 5 bucks an hour. So, the decision to quit has always been a cost / benefit decision... more likely, it's probably the shear hard work that I have avoided :/

Ricky - You're 100% right about setting goals. Nothing gets done without first setting objective goals. 

Daniella - Your spot on with purpose and happiness.  

Thank you very much for the excellent, down-to-earth, and personalized thoughts & advice. This has really given me some things to think about. I would consider this thread to be answered. My topics in the future need to be more specific.

Not sure what to think about this one... You mentioned you are miserable. It sounds like you situation could be resolved between the ears. Not with a geographic change. I'm no doctor. Thanks for your feedback. I started this thread and sought out an REI forum with the hope of gaining the objective advice and feedback from seasoned investors and entrepreneurs with much more experience than myself. 

Imagine if Donald Trump kicked back and squandered the rest of his 20's away.. would he have developed into what he is today? 

Of course moving to different geographical coordinates won't solve most problems. I was attempting to gain inspiration and improve my situation my striking up a conversation with the fine folks of BP.

I suppose if you're not jogging on a perpetual hedonic treadmill, then it would be difficult to empathize with somebody with successful, however financial discontent.....Is that an oxymoron?  

Are the people who draw SSI and on section 8 financially happy? Perhaps they are. Thang is, those public assistance recipients make as much or more than I do. So I don't see where I have a big accomplishment in having a couple low income properties in a non-appreciating market... Im looking to improve and expand not kick back and relax... which is why I am looking for feedback from the pros
