@David M. Just to confirm, are you saying that I shouldn't use a LLC at all?

Hi all,

A friend of mine created an LLC in CA as he lives in CA. He owns bunch of properties in CA as well as one other state. He showed me how easy it is for people to find his and his wife's name and even address from the Secretary of the State website.

I am thinking of forming an LLC (possibly in CA) too. I was wondering if it's possible to remain anonymous by forming an LLC in CA. I don't want to create complicated structures with Wyoming and Nevada Anonymous LLCs.

Hi all,

I have 3 Single Families in TX and 1 Single Family in CA. I live in CA. I am trying to figure out what state to form my LLC in.

Out of the properties I have, I have more equity in the CA property as it was bought at the right time!

For now, I am looking to form only one LLC. I don't want to create a complicated structure with Wyoming or Nevada LLCs and Land Trusts as many gurus pitch on internet for the simple reason that I don't think I am that big yet. Any suggestions on what state to form the LLC in?

I use Zillow Rent Zestiment as well as Zillow's For rent section in addition to rentometer.

Lately I have started using a new tool called dealcheck (dealcheck.io) which also gives rental comps. They also aggregate data from Zillow and rental comps and try to predict rent. They also allow you to choose a specific comp for a property.

Hi all,

I was analyzing some properties in NWI. The question I was trying to answer is what's the property tax rate for the region (Lake county). Here are 5 properties from Merrillville. You can see that the tax rate varies from 0.84% to 2.72%. It's an effective tax rates since the original tax rate could be lower and additional cess and city charges could make it higher. But all the properties below are from one city, hence I am expecting them to be the same for all of them. This variation in the data doesn't make sense to me. Can someone help me understand why there is big variation in the property tax rates? Shouldn't the property tax rates be the same % of the assessed value if they are all from the same city and county?
