Can't stand bandit signs. There are ordinances in every town regulating them I do work in (maybe not everywhere in the USA) and I still see them where they are not supposed to be. If they end up on any of my properties I lodge a formal complaint with the town and county and state. That is of course after finding out whom the company is and whom the owners are so they can fine them (and they do as it is a nice revenue stream) . They often are eyesores and create a negative image where they are located. Sometimes they even create a distraction and safety hazard. There are plenty of legal sign venues but these people that use them (in my areas) in my opinion are cheap (not frugal) have no regard for the law, do not disclose their full agenda and affiliations,  are full of half truths and unscrupulous to begin with. There products and dealings often show it...

At this moment (IMHO) it is almost impossible to be very specific. The reason I say this is when I listen to the powers that be (creators and enforcers of said new rules GOV'T) and the ones that are the Title industries voice (that will have to implement the rules) there seems to be a disconnect. From what I see and hear in general the new rules are supposed to protect consumers and allow for more transparency. It (the new rules) are to allow for longer grace periods so borrowers (remember not everyone is a professional REI) a greater chance to understand and be able to make informed decisions on things like charges involved.

Since things like payoffs and charges often change everyday (taxes, interest and more) that are used to calculate fees charged (and monies that may need to be brought to the table or put into the loan itself) The gov't wants consumers to have a better understanding of what they are being charged. 

I will admit I need/want to know where every penny is going, coming and being transferred or put into a loan that I may either deserve to be compensated for or might need to pay back. In the good old days 6, 7, 8 years ago (in my opinion only) many of the lenders were not explaining all the fees involved so some borrowers did not truly understand what all the fees were that they were paying and responsible for. I think that is one of the main drivers.

From the best I can tell things like even doing two closings one right after the other may be a huge task for Title companies. If something goes even a little awry that affords a 1penny difference in the second transactions numbers a 3 day notice (new rule) to the actual persons involved would need to be required to allow their review of the new figures... Umm I do not know about you but some closings require a person to hire a moving company to remove contents in the am to be placed in another home in the pm.... If the closing is delayed what happens to my furnishings or leases that may have been negotiated re written prior to closings based upon dates and amounts. If a property develops a leak with existing tenants and I did not take possession whom is responsible and what happens if a ton of damage or a tenant vacates in the grace period and I cannot afford the loan without the tenants income then what? 

I will strongly suggest this. If I am charged one penny more than i am supposed to be in a transaction and i am not properly notified and have time to figure it out if the property is still in my affordability range and worthwhile to me..... I have some very hungry lawyers that will protect me. Not rip you off but protect me and the someone that makes the mistake is going to pay......   

Sorry for the long rant... This is just one miniscule piece of the new rules and I hope you can see the issues involved (especially for someone like me). My suggestion is make sure you use a reputable Title firm and in areas that often don't use lawyers to save a little money....Guess what I now am.... To protect all my NEW rights as a consumer.

Things are changing big time coming August 1, 2015 regarding Title and how transactions are going to be performed.... Dodd Frank stuff. It will effect transactions all over the country. Those in Title should know what I am talking about... Please keep on top of your firms you are working with about the changes. I have been observing the Industries watchdogs and trade partners conferences and WOWWW talk about a FUBAR situation UGHHHHH. Even the underwriters appear puzzled..
