I put a bid on a property on Hubzu few days ago. I was the highest bidder until the last hour when someone bid a thousand dollars more. The same property was re-listed on the site again yesterday and I guess maybe the bidder dropped out (if the person is a real bidder at all). The auctioneer didn't even review my bid which was only a thousand dollars less. This is not the first time I've seen this and it looks very suspicious, makes me think if Hubzu is a legit auction site.

Hi guys,
Does anyone know of a good roofer in Jersey City? I bought a residential building recently with a flat roof, the roof is around 1400 sq ft. The roof is leaking so I'm planning to replace the roof. I found a few roofers online, showed them the roof and got a few quotes. The quotes I got were $6000, $13000, $18000 and $21000. It's really hard to select a roofer since the job can be very subjective. The main thing I'm concern about is the end result, something that will last for a few years and someone that will get the job done. At the same time, I'm not looking to get a luxurious roof which cost a lot more than is needed.
I'm wondering if anyone has any good advice on picking someone reliable? Maybe I should wait until the busy season is over in order to get a better price?Thanks.

Hi guys, I have a quick question about separating the utilities after acquiring a new property. I bought a 6 family recently in Jersey City and the tenants are on a month to month lease. I'm planning to sign new leases with each tenant and thinking about asking the tenants to pay their share of the utilities bills (Heat, Water) to align each tenant's incentive to save. However the property doesn't have a separate meter for now. I read a little about Ratio Utility Billing System which explains about how to separate the utilities bills without a separate meter to bill each tenant for the utilities usage.
May I know if this is legal in Jersey City?
If it is, then what's the best way to include this item in the lease and to divide the utilities bills each month?
If a tenant doesn't want to pay, what's the best way to deal with it? Thank you.

May I know if I can evict a tenant without using an attorney in Jersey City if my property is held under an LLC? I read that an attorney is required if the property is held under an LLC. Thanks.

That sounds serious. Is there a way to work under a firm temporarily instead of going through all the permits application/licensing process?

Thanks everyone for all the quick responses. May I know what's the best way to find out what are the permits or licenses required to work on a rehab? Some contractors are not fluent in English so it might be challenging for them to understand the different rules in different municipalities/counties.
