@gus l. I from my perspective Miami FL isn't that great for deals either. It's a sellers market down hear and even the homeopath and hud homes are getting fought over like a group if hungry dogs with only one bone.

From what I've been hearing that's actually not a bad cap rate  right now. Property prices have risen quite a bit over the past year.

However I'm a newbie myself so take my words with the grain of salt. Good luck.
