I can definitely raise the rents some, no one pays over $300 monthly. The old guy that owned the building never bothered raising rent because he didn't need the money. I have already flipped on apartment and raised rent to $400. My goal is to get the other empty flipped and then start the process of getting rid of the problem tenants. I am convinced the dirty hoarding tenants will not change, I am just trying not to stop all my cash flow until my I get the empty units flipped. I am close to getting them done and then the purge will begin.

@Erik Nowacki thanks for the reply. That is an idea, I don't actually have any written leases. The 87 year old previous owner had all the tenants there on a verbal commitment. Most of the tenants have been there 10+ years. I guess I could make them all sign into a new lease. I hate to kick them out but it's time to clean this place up.

Stone Teran yes I had a serious conversation with the worst offender tonight. He was actually bagging up small plastic grocery bags thinking it was making a difference. He really needs to rent a roll off dumpster! I am on a monthly plan with an exterminator so we'll see how it goes. This particular hoarder has been there since 1983 and is 75 years old. This is going to be painstaking but I am determined.

Valerie Couch thanks for the reply. I do understand not sharing legal advice. I was just curious if anyone else has been in a situation like this. I was just really wandering how they proceed with evicting unclean people. And who says they are unclean? If they are infested that should be enough I would think. This is my first bigger property and I am determined to turn it around. Meanwhile I check out your webpage. I have never bought a turnkey property but it sure looks appealing!

Within the last month I purchased an older 12 unit apartment building. Many of the tenants have been there for over 20 years. The previous landlord was 87 years old and completely let it go. It is infested with roaches and bed bugs. So my question is, what basis can I use to evict the couple serious offenders or hoarders I would call them so I can start turning this place around? I have 2 particular tenants who are the obvious main causes of the bug problems but they faithfully pay there rent monthly. What is the correct procedure to get them to clean up or get out as quickly as possible? I am very familiar with the eviction process of non payment of rent. Keep in mind these people have lived in this squalor for decades at this point and I firmly believe they wont clean up to the standards I need them to be.

Call Williamson Insurance out of Newark Ohio. They write for multiple companies and just covered my 12 unit out of Zanesville for less than the numbers you are posting.

Circumstances may be different my building is older and probably not as nice.

Not far from me, I am from Zanesville, Oh and have 34 units now. I started in 2007, things are just getting going for me!

My advice is don't wait long. The best way to learn is do. Many people get stuck in analysis paralysis (did I spell that right?) lol. Time is one of your most valuable assets. I look back and continue to wish I had started much sooner. I have been doing it for 8 years and 34 units later am just starting to gain some real traction!
