@Johnson Yu definitely possible to do. All just comes down to the deal you just have to factor in the cost of the hard money when analyzing the deals.

@Kyle S. It seems like you’re in a pretty good position with the cash available to you alone. 100k will go a long way with leverage even if you put down 20% on a property that 200k that’s still only 40k so you could buy two properties at 200k no problem. Good luck.

@Brandon Gale work on finding off market deals, once you do buy with sub-to, seller financing or another creative way that takes the bank out of the equation.

@Trent Werner I was actually talking about an area of town in louisville, KY named Portland 😂 I have no knowledge of Portland Oregon but I would like to visit sometime.

@Casey C. Hey Louisville is an awesome market with a lot to offer investors, I would avoid Portland as an oos investor. I personally like the south end for value. I would for sure contact @Kevin Hart he can definitely help you!

@Micah Brandel my realtor went well above and beyond (bringing her own stuff to stage my house, helping clean, and much more) when I was selling my house, and also showed how she invested herself and managed others properties. Now she gets any of my on market business and all the references of anyone I know looking to buy a house as an investment or to live in.

My sisters realtor impressed me by showing how he had experience house hacking himself, and helping various others successfully househack in the Denver market(where my sister is).

So I would say just show you know what you’re talking about and are willing to go the extra mile to help them succeed eventually your record will speak for itself! Good luck!
