@Ramki D. They used to offer a deal for 12 months for $1 through the real estate rookie podcast I believe code was ROOKIE but not sure if they are running that promotion anymore.

@Zachary Olley Hi I’ve had pretty good success with mailers on sfr and quads I used the services from yellow letters and the other big rei mailer site can’t remember the name. But if you look at there templates you could make something similar and mix it up so they see your name in a variety of different ways stay consistent and definitely consider other strategies (website, cold calling, door knocking) stay consistent and eventually you’ll get your opportunities.

I use rentredi, for the most part it’s great, affordable easy to use, and it’s integrated with latchel which is pretty cool. but a couple of my issues with it are, there’s no way for a tenant to access and pay on a desktop, only smartphone app. And the accounting integration it uses, rei hub I think, is kind of expensive so I use a separate accounting tool FreshBooks.

@Corbett Brasington you don’t necessarily need an agent if you are closing the deals yourself. However I’ve found it useful to keep a good relationship with at least one agent that way if the seller doesn’t work out with you and your terms you can refer them to your trusted agent and provide value to both the seller and agent. This will increase the likelihood of getting references of other off market deals from both of them in the future. It’s not always about closing the deal right now sometimes it’s just better to add value.

@Dustin Sanders have you talked to a lot of local banks and credit unions. In louisville it’s pretty common for them to give you 80% Ltv. I called 20+ banks and made a spreadsheet.

@Jonathan Bell I would suggest reading some books on multifamily such as the multifamily millionaire, or Michael Blanks financial freedom through real estate in 3-5 years. Also check out YouTube videos from reputable guys like Michael Blank, sterling White, Brandon turner and then consider a mentorship either paid or through networking, it will definitely be a big boost for you regardless of what area of real estate your going into.

@Federico Gutierrez I’ve had great success with Zumper as a listing spot I only use FB marketplace and Zumper.
