I thought i would give the update of over $1.5 million dollars stole by Scott Carson from his students & JV partners. This is the tip of the iceberg as so many i have talked to have not filed a lawsuit. This is disgusting. Go to weclosenotesanddreams . com to read more.

W/o being political, combine this with putting in low cost, high density housing in the suburbs, why would anyone vote for this???

Yet another Scott Carson student, who I personally know, is looking for help in getting her money back from a 3 year JV that has resulted in nothing. She has been asking for her money back, and she has heard nothing but excuses why he can't wire the funds.

Matt, here are our results. Of the 80 or so we have purchased, we have exited 36, there are more, though I have not updated in a few months. They were a mix of crappy low dollar 1st liens & nice 2nd liens

    UPB: $1,720,215.38
    Purchase Price: $550,349.21
    % UPB: 31.99%
    Gross Sales: $1,234,826.88
    Less Purchase: $550,349.21
    Gross Profit: $684,477.67
    Less Expenses: $306,463.70
    Net Profit: $378,013.97
    ROI: 44.12%
    Average ROI: 39.03%
    Annualized ROI: 128.66%
    Average Days: 481

The problem is now those 2nd are hitting high 60% & 70% of UPB, as well as nicer 1st liens. So like buying a skinny flip, I think the days of returns like that are over for a few years. The ones we did not make a lot of money on were the purchases in the 60% of UPB range. FYI...

Looking to purchase a small Mobile Home Park in the SW. Paved street, city water & sewer, no park owned homes or empty lots! It needs nothing else at this time.

Purchase is $325,000.00. Looking for a first lien lender up to 70-75% LTV or $227,500.00-243,750.00. Rates & terms negoitable.

Then I need an equity partner for the rest, 25-30% or $81,250.00 to $97,500. Offering interest and split of profits.

Here are the numbers:

  • Gross Income: $43,200.00
  • Expenses: $12,097.00
  • NOI: $31,103.00
  • CAP Rate: 9.57%

I will raise lot rents by $50, and bill back water/sewer to homeowners as current owner is eating it & eventually sub-meter.

Pro Forma Numbers;

  • Gross Income: $52,800.00
  • Expenses: $9,097.00
  • NOI: $43,703.00
  • CAP Rate: 13.45%
