Great job Don! What was the UPB of the note excluding interest & penalty?

FYI, Just got an email from National Construction Rentals offering a 20' shipping contailer for $89 a month. With the price of materials through the roof, its makes sense to store all your materials in one of these vs in the home where it could be stolen a lot easier; ask me how i know! Same for saws & other tools.

You are getting a message from above to get rid of them and find another. And the prices of lumber is falling dramatically now, so consider yourself lucky as we had a contractor actually go out of business during a rehab, and was using illegal alien labor that built like they do south of the border....

 Many of the guru's students have become guru's for some reason. Must be more profitable than actually buying and working out notes. You need to see which way you want to go, 1st liens or juniors, performing or non-performing, judicial state vs non. Starting off maybe performing notes, but be very careful on homes valued under $50k, in most places it might not work out well. Everyone is different so its really a numbers game, and dont forget the servicing fees. Some servicers are very expensive, others are not. keep asking questions here, you are in the right place. Avoid most expensive guru's, especially obese ones that sell you notes and destroy your life. Donna Bauer has great, thorough, low cost education, and will work with you on deals. Also check out The Paper Source; https://papersourceonline.com which has some great free & low cost education to get you started. 

While you are kind of late to the dance after a good run in the 2000's, get ready for the future when waves of forclosures will be sold off. Make your connections now with the large sellers and realize its a lot of work, and while your $ is secured by an encumberance, or lien on the property, its still risky, like anything else. 

Even paying loans are at risk of default going forward with so many small business owners decimated by the fake pandemic & totalitarian blue state governors. That leads to judicial & non-judicial states, and the cost & hassles are less in the non-judicial states due to not having to go to court to foreclose. Good luck!

Actually that's not bad at all if you squeeked out a profit. So many lessons there. Question, did you borrow the $60k? You should always get an appraisal AND inspection to find out all the stuff you will have to fix whenever you buy, its like an insurance policy and allows you to back out & get your earnest $ back.

LOL! I was joking with Jay, though you should know this by now; Guru is a Sanskrit term for a "mentor, guide, expert, or master" of certain knowledge or field. In pan-Indian traditions, a guru is more than a teacher. In Sanskrit, guru means literally dispeller of darkness.

However, no one should by notes from their Guru, huge conflict of interest & it ends up bad as the Guru gets bigger & fatter, just like Scott Carson, who now has stolen by now millions from so many, their life savings gone. I am sure it started as borrowing from Peter to pay Paul, however, some of the ones listed below told me he committed outright fraud selling notes & pocketing the cash w/o telling the hapless student.
