Very well thought out post.  Thank you for sharing.  I agree, Zillow was never in the flipping business, they were trying to control the transactions on both the buy and sell side.  Clearly they thought they could make money, but with such low margins, they had to basically guess right on the market 6 months in advance to be successful. Not a business model that is built to last

It's the easiest "system" to package up and sell to people that don't know any better, unfortunately.  As a result you have a lot of people calling themselves "experts" who have never done a deal in their lives.  Honestly, I find it to be easy competition to frame myself as a credible, experienced investor against.
