A lot of agents I know don't like to work with wholesalers for some of the reasons already described. Another reason is that when a realtor is involved on the buy side of deals that I'm wholesaling, the nature of the way the deal is structured makes their commission more easily negotiable with the buyer. I don't care if a realtor brings the investor who will close a deal I have in contract and I also don't care what the realtor is compensated for bringing the buyer to the table, so long as the original contract is followed through on and everyone does that they say they're going to do. But most agents are not used to or comfortable negotiating the value they bring to the deal.

Are they willing to pay you per hour to do this? Otherwise you will likely just end up being the person scrubbing their list down to warm leads that they can pursue.

When I wholesale deals that I've put in contract, I try to have zero contract between buyer and seller. Nothing good can come of it. Plus, I would prefer both seller and buyer only focus on the portion of the transaction that they're involved with me. Ie, they view the transaction more like a double close.

Lost of free info here that will be invaluable in your journey. Understand what you truly want to accomplish in real estate before looking for a mentor. There is alot of great info out there.

Ask nicely?? I've never had an owner give me an issue about bringing anyone into their home. I don't lie to owners about who they are though. If they ask, I'll let them know that I may be assigning the contract to another investor as we discussed when we signed the initial purchase contract.

It's all about quality v quantity, right? A list of 600 should provide you with a buyer for most properties you're going to come across. Have you qualified your buyer list? We only add people that we've spoken to and feel are legit real estate investors. If you have access to MLS or a title company connection, use that info to find out who has been buying homes in cash in your market(s). This should help you find a few of the active buyers that you want to be networking with.
Do you have any cash buyers lined up? Or are you taking this deal down yourself? When I'm going to wholesale a property to another investor, I try to calculate the max price another investor would be willing to pay for the property and work my numbers back from there to get a max offer price
