I'd start with a website geared towards convincing motivated sellers that you are the most credible, trustworthy home buyer in your market. Then use SEO and PPC to get that site in front of sellers when they're truly motivated, ie when they search for very specific terms related to your business. Good luck. I'm rooting for you to get out of the rat race soon!!

Zillow being morons isn't going to be the cause of the next market correction, whenever it comes. They thought they built an algorithm that could play both sides of the real estate transaction and be successful doing so on very small margins. Looks like they didn't get it right.

What @Jerryll Noorden said. It all starts with a credible website that entices motivated sellers to contact you and not all the other "cash buyers" in your market. Once you have that, it comes down to an SEO and PPC strategy to get that site in front of the right people, ie truly motivated sellers.

The best motivated seller leads are the one's that find you, not the other way around. Which is why most of my focus/budget goes to PPC & SEO. I've found lists to be good for nothing other than working on my phone chops and maybe a deal if I'm lucky

@Tyler Law my advice would be to soak up as much free info as you can regarding wholesaling/rei before you spend a cent on gurus or programs or systems or anything else. Your in a great place to find a ton of information here. Get a better understanding of what you want your real estate path to look like and you'll have a much better idea of who or what system can help you get there.

Lists are a huge waste of money, imo. Focus on finding motivated sellers or better yet focus on ways to have them find you.
