Are you in a floodplain? Have you investigated what kind of insurance you would need to refinance? Is this property local to you? If not, I probably wholesale it and move on. Too many variables to manage effectively for afar, imo.

Good deals rarely make it to the mls. I'd recommend choosing a couple of neighborhoods you'd like to invest in and target owners directly. Lots of great info here about how to track down owners

I have not found one that I can recommend unfortunately. I used a couple of them and wasn't happy with their performance so I educated myself on all things ppc and now I manage my own campaigns. Far better results than before

wholesaling the deal (if it's a good one) to other investors is the easy part. The hard part is getting in front of motivated sellers at the time the they are truly motivated and convincing them that you are the most credible of all the people jumping up and down to give them a "cash" offer on their house.

hard money and private lenders will look at the loan based on the deal not the borrower, so if you can find a lender who will put up most of the cash even with your lack of experience, you can be a little more comfortable that you have a good deal on your hands. good luck

My advice would be network with local boots on the ground in the market you are targeting. Set up your team and use all the resources online to truly become an expert of the market you are investing in.

My first investment was a fourplex that I bought no money down and lived in one and rented out the other 3. We didn't call it house hacking back then though
