2 months in, already...is it too late to say "Welcome to BP"?

I'm a Realtor and investor (now on the "hold" side of the buy & hold equation, no longer acquiring, but super busy helping my clients do so, especially my investor clients). Born & raised in Bezerkeley, Office on Shattuck & Rose St., Oakland homeowner since 1981. Top Producer, closed over $14M in 2013. Passionate about finding, evaluating, & getting into contract on flip opportunities, then listing them & selling for top dollar for my investors. Submitting an offer on a crazy good one in Oakland Hills this afternoon (against 12 others!), listing a beautiful rehab in E.C. tomorrow.

Can anyone out there help me with the process of establishing a business line of credit, secured or (preferrably) unsecured? My 6 mo. old LLC holds R.E. assets with FMV of approx. $650k and liabilities (mortgages) of approx. $535k. My personal FICO is 746. Interested in using it for business expansion via add'l R.E. acquisitions.

Thanks again, Daniel. I'd love to continue accumulating properties on a "buy/hold/cash flow from rental" strategy, but am tapped out so far as using my own funds for purchase (plus, having so many properties, cannot qualify for loans). That's why I'm trying my hand at a rehab/flip project. However, I take your cautionary notes to heart (& cross my fingers this first project will make me money).

Has anyone had experience marketing multi-family properties to foreign investors, esp. Pacific Rim investors? Any suggestions? Websites? Marketing tools? Magazines? Advice?
