I'm a licensed real estate agent working that market. I work with lots of investors & often find great MLS listed multi-family properties. I'd be happy to work with your buyer referral, but am hesitant to agree to such a hefty referral fee without knowing the buyer's preferred price range. Most of the time, we exchange referrals for 20%-25% of our commission, regardless of purchase price. Would you be willing to do it that way?

That'd be fine, Travis. You will discover, sooner or later, that the challenge in today's seller's market is to get a contract. And that being represented by a LOCAL agent, one known to the LOCAL listing agents and trusted by them to bring serious, well-educated, committed buyers to their sellers, will make a huge difference in your ability to win out over other bidders. It's not always just about highest price.

I'm glad I misunderstood you, Brandon. Thank you for the clarification.
I willingly and gladly spend untold hours educating my investors and especially first time buyers about the market and the properties of interest. It's all free advice & consultation, freely given. I approach real estate agency with the heart of an educator, which is one reason I've been so successful (I closed over $14M last year, 27 transactions, & I'm on track to better those numbers this year; I was named a BHG Emerald Award winner, placing me in the top 3% company wide--that's a group of over 725 agents). I am always interested in sitting down over coffee with potential clients & love working with fix/flip or buy/hold investors (I'm one, myself).

Yeah & while you're at it make up some stories about how rich you are & want to buy all cash. Heck, tell the Realtor any BS to get him to waste his valuable time sharing his hard-earned expertise with you. OR...now HERE'S an idea, tell him the truth & see if he'll help you in exchange for access to any deals you might come up with.

@Peter K. Thank you for your analysis. Let me ponder this a bit.
With regard to flips in the Oakland area, sure will keep you in mind, but frankly I have about 3x the number of interested investors as properties & I give first priority to my best clients, naturally--the ones with whom I have a strong, longstanding relationship & who've demonstrated responsiveness, aggressiveness in offer pricing, ability to close, & high quality rehabs so my work on listing the flip is gratifying and successful for us both.
Perhaps you could give me a few details on the type of fixer deal you look for, price range, condition limitations, etc. Do you have a crew, work with a particular contractor, or cobble it together after close?
