Quote from @Devin Peterson:

A few of us are! DSCR means debt service coverage ratio. Main concept is to utilize the cash flow from the subject property to replace the income and qualify for the property. There is not DTI on these loans. Instead, there is DSCR. With most lenders, as long as the ratio is 1.00 > then its a green light to fund. Three pillars of DSCR are 1. LTV 2. Credit Score 3. DSCR Ratio. IF you have a good ltv, (max 80), good credit, and dscr of 1.00 or better you will be a perfect fit for this type of mortgage. No tax returns, or personal income docs required. Purchases are 80ltv and cash out are up to 75ltv. feel free to PM directly with more questions. GL!

Hi @devinpaterson, I sent you a request to connect, and your reply is spot on.

I would like to connect with DSCR lenders in the city of Philadelphia.

Scam...RUN

Quote from @Steven Foster Wilson:

Hi Wendy, welcome to BiggerPockets! This is surely the best place to start networking and learning. I always recommend the book “Rich dad, Poor dad” by Robert T. Kiyosaki to anyone starting out. Start listening to the BiggerPockets podcast starting at the very beginning. Start growing your network, look on Facebook/BiggerPockets for different events, find a mentor doing what you want to do, and get to know the local lenders/brokers. All the best to your real estate journey!

 Thank you

@Hamp Lee III thank you for your valuable feedback. I would love to chat sometime.
