I noticed on the Tax Assessors Site. This will tell you who has ownership of property. Hope this helps

Just as fyi, I am an wholesaler currently living in Augusta, GA and I have a nice 2/1 under contract with min. 11% ROI and to make it even sweeter one mile from where the Master's take place. My thought instant money maker, instead I'm sitting here trying to figure out who will purchase this property after almost 3 wks of marketing the property, so my personal take hard to sale but maybe a totally good investment using your personal buying criteria for long term hold. Being new to the investing world personally with the more capital for myself I would buy this property but again I am not quite on the other end as a buyer yet. So use better judgement and know your market..step 1 if the numbers work, great. Step 2 know your area. Step 3 have your exit strategy ready to go

Quick Info and direction for additional mind feeding information to greatly consider when building your business. One thing I have learned being a newer investor as well is this information is priceless when you have good people(BP Community) to help for guidance.

I actually like list source as well the only problem, duplicate records after buying these lists, may be area related too but don't forget about flyers, business cards, and bandit signs. Note, my first deal came from a flyer and I made 5k profit. fyi, every bit helps!

I plan to resell Rocco. And Chris, that sounds like a good idea I will research some ways to put this before some potential investors. Thanks for that input as well!

Thanks so much for the clarification,

The ARV is based off sites like Truila and and Zillow taking the hi-side and lo-side of the comps as well as driving the neighborhood to backed these online site comps (which I know may not be the best but better than just coming up with random numbers that sound good).

This experience and being a good property makes me rethink getting these 2/1's under contract. I jut want to continue being persistent in hopes that I can find the right place to present this deal. Fyi already have sent to my buyers list and CL so next maybe other wholesalers.

Hello BP,

I wholesale in Augusta and I have a deal I have been looking to sale and at this point I need to sell ASAP so want to make sure that the deal presented is a good deal for my end buyer which is my number 1 objective.

2BR/1BA

ARV 68k to 71k (Conservative)

Reapirs 6k to 7k (Contractor approved the repairs to total $6500)

Selling Price 31k

Rent Rate $700+

Its a great location and neighborhood, about 3 blocs from where The Master's take place.

From the input recived from other buyers they are not a fan of the 2/1 but this is too good of a property to see if fall at the waist side. Can you tell me your thoughts on this being a good deal or how could it be better? I may be second guessing my idea of getting this property sold but your help would be appreciated.

Any suggestions on what I could possibly do? Thanks everyone in advance

And my favorite "Secrets of A Millionaire Mind" by T Harv Eker.

You can start here and expand with other that may be helpful to conditioning the mind in terms if the success you want to gain.

I would suggest networking with various realtors to find that one that would be a fit for you and your business and in return provide the realtor with your leads that are looking for retail value. This is one way to give something in return to the favor needed. Hope that may help
