thanks all for responding through PM. To promote the learning and sharing that has made BP great, I will share below.

3br/2ba less than 10 years old seem to range between $1000-$1400 for this area.

Does anyone have any data points regarding the market for town home rentals in Belle Plaine, MN? I'm looking at a 3BR/2BA townhome.

Feel free to PM if you'd prefer not to discuss openly.

Thank you!

What has been your experience when submitting bids through fannie mae's homepath.com? Are they required to respond to all offers? I submitted it on 12/22 and have yet to hear anything.

It is still listed as Active. The holidays certainly could be a factor.

This will be my first foreclosure purchase and second property so I'm stoked to begin realizing my 2015 goals.

Cheers!

I use a minimum of 15% CoC in south west Minneapolis for townhomes.

To echo the others, there is always something. This summer I had the a/c unit overheat for the nifty tune of 2k. 10k / unit is a good balance.

I consider it as part of the entire application package. Like it was said above, great income and solid employment will offset poor credit.

I would recommend Ted Slathar from Latigo Leasing. Good friend and will be managing my next buy and hold. Latigoleasing.com
