What are you doing this week to crush it?
Here are my 3 things.
1. Kicking of a syndication to drive my large commercial acquisition.
2. Sending out 5 hand written letters to owners of 30+ units.
3. Calling each of those owners to follow-up

Depending on what you are selling, if it is hot; have the buyers pay for them.
If you're using a broker, contact your broker to get a detailed estimate.
I always estimate 8.5% in my personal models.
