:pup: There was something on the forums (cant remeber where) about when your not sure if you can legally collect a bird dog fee (depending on your state) and using JV as part of the deal with you and your (buyer/seller) that you represent when the deal closes. It had something to do with JV possibly being more legal than "requesting" a bird dog fee. Any insight? Thank you, Dan

:pup: Doug Smith: On MyHouseDeals.com when the listings show ARV (after repair value) and then show cost after repairs what is the $0.00 designation i see on so many of them? How can a projected cost of repair show $0.00 when you also show an actual price in $$ for the ARV? And how does this fit into the projected profit potential? Thank you, Dan Krause

:D If you are a bird dog and come up with a foreign buyer (in my case a Canadian buyer or any other country) what are the good and bad aspects of such a deal? Currency advantages to the buyer? I am in the Detroit area a very distressed market would this not make it attractive to a foreign investor because of falling US dollar? Have any of you done such a deal? Thanks

:D negotiation would be done by buyer and seller-i would only be the introduction agent
