Which companies will offer proof of funds to their applicants if the (property) sellers require it before deal goes through? Is there an extra charge for this? I mean specifically for REO's and any kind of flipping. Thanks, Dan :D

Marc: I got a reply from a Craigslist posting i did for m,obile homes wanted. Its from a guy in South Lyon, Michigan.A 16x78 3 bed 2 bath 1994 dutch, in storage has hitch on and axles and only needs tires to transport. It had a tree branch fall into the rearend over the bathroom about a 6-8 foot section. He put pl;ywood on and screwed on with plastic for transport to storage the bathroom needs to be gutted and replaced due to water damage in the rear no carpet and needs onlyminor drywall and little repairshas a a.c. coil in furnace the unit is his and he wants $6,000.00 for it Thanks, Dan Krause

I am just now starting to get new replies to my initial craigslist bird dog ad. They are just inquiries-no specifics or details yet-i just posted on craigslist last week. The inquirers are from out of state-i am in southeast Michigan. 1) Should i "scout" for property leads by going to a real estate broker at all or is that jumping the gun? He would want his commission too. 2) How do i set up a bird dog fee structure ( what fee would you ask for if you were just starting out?) I imagine an "upfront" fee would make any bird dog deal illegitimate-would'nt it? If thats the case i would have to send my inquirer/investors a menu of local properties to choose from and then charge the bird dog fee correct? And also what do you think would be the best way to find out if my inquirer/investor is legitimate so i wouldnt be doing their work for nothing-after all it is Craigslist and they do not verify these things. Any advice is appreciated. Thank you
