With retail lease properties which kind of lease should an investor/landlord seek if they want minimum responsibility-NNN, Single Tenant, Ground Lease-what kind of clauses or stipulation should be in the landlord tenant agreement when an investor shops for such an investment? Thanks :D :D

Has anybody ever approached a retail REIT company for the purpose of using their capital (as investment on their part)to acquire commercial, NNN properties?I mean the bigger public listed REITS. The same way you would acquire business funding from a venture capital firm. What were the results of your attempt? How did you market your proposal to the REITS? Thanks, Dan :D :D

:D For CTL loans where the lender finances against the actual lease of the tenant of the property is a property appraisal required from the borrower? Beacuase the lender IS ONLY lending based on the quality of the lease correct? Dan

Bill; Or anyone. Would using an option this way be the same as having a stock option? Where the buyer buys an option and has a right but is not obligated to follow through on the purchase? From what i understand you can offer just about anything for sale and offer an option on that item. Dan
