@Jared Vidales - If we do, it won't be until next year.  We recently bought an office and we are in the process of remodeling it.  Once that is done, we may hold more meet ups.

@Vonetta Booker Run your remodel costs based on the existing comps, and then try selling at the higher price.  I just had one appraise about 15K higher than anything around it based on the remodel.  But I had one last month appraise 8K low because that appraiser did not take into account the upgraded remodel.  The buyer actually covered the entire 8K deficiency.  

That is why it is best to use numbers based off existing comps and then try to push the market.

@Phil Strickland - We are licensed in IL but we are still in process of setting up the brokerage there.  Hopefully we will be up and running early next year.

In situations like this, we usually call up the agent and do a verbal counter or ask them which is more important to the buyer:  Closing costs assistance or purchase price.  

They will generally give you a feel on what you should do with the counter.  During a slow time in the market, a bird in hand is better than two in the bush.  So don't lose them!

Update:  House did appraise!  I was a bit worried but we came in at value.  Moving to closing.

@Erick Martinez - Go the monthly AZREIA meeting, they are also numerous subgroups that meet on a monthly basis.  There is also a buying group that meets every Thursday I think.

When in doubt I usually replace it, because you'll pay for it some other way.  Lower offer price, longer holding costs, etc.
