Great information, I have also noticed a great deal of interest in the Atlanta market. New jobs and the service industry that follows have brought renters and home buyers early this spring. As an agent I am excited to see the buzz, as an investor I am trying to grab rentals to "assist" those who are in need of lodging.

I have the opportunity to be the sole listing agent for a new construction community. What do you all see as the pros and cons of doing this? One of the things I will look into is how well homes have been selling in the proposed area and for what price. I do not want to be trying to sell over priced poorly built homes.
A big Pro is getting all the commission obviously, but the con is my time is completely tied up at the community and I cannot sell any other listings.
Has anyone done this before? Thoughts...

Thanks, I had reservations about it but with the market heating up I was going to really cover the nearby counties. Postcards and Adwords for now.

I've recently been asked to advertise with a grocery store on their pharmacy bags. The cost is around 1000.00 and they estimate approximately 24,000 exposures over a nine month period.
Has anyone advertised through this venue? If so or even if not what are your thoughts? Should I move forward with it?

first you need a car that is dependable and safe. You never want to break down with your client in the car. Also your brokerage will require you to carry a minimum amount of coverage and carry them on your insurance, most insurers will not charge extra. Most of the time, in my humbl3 opinion, you will travel with two or three people with you I.e. husband and wife sometimes a child. Bottom line is don't go broke buying a car. Invest in yourself. Get something safe and reasonably priced. The clients just want to feel safe while going through the stressful transaction of buying a home.
