I’m a realtor in this area as well, the price range is on the low side though nothing is impossible.
Have contacted any wholesalers? I have a few recommendations if you need some names.
I think shoreline properties generally has well valued properties if you want to check one of them out.

Hopefully more folks jump on to fill you in, here is a few things I know.
Kenney Wolfe has a pretty good meet up look up Wolfe Invest, no big sell, lots of great networking.
Think Multifamily is great.
I’ve never gone but I’ve heard Brad Sumrok is also a tremendous group.
I’m a realtor up towards Collin county (Plano, McKinney, Frisco, Allen). That area has not really the best for cashflow but is very good for longer growth path of progress as this is where a lot of the major corporations have relocated (eg: Toyota, PGA, Liberty mutual, JP Morgan Chase, Etc)
Ft worth area has better cashflow but has much older properties so may need more rehab. Dallas similarly has slightly older properties, cap rates have beef compressed for a few years.
Unsure what will happen with this reset to the DFW cap rates.

I agree w @Sherry on those area, also consider Melissa or Anna.
I think Melissa has massive opportunity with a new 380 loop coming in it will really grow the area. My perspective Longview it’s one of the better opportunities.

The path of progress is a great facto touch consider as the financial markets are take it on the Chin, I’m partial to Melissa, Anna, and even Van Alstyne.

Based on work I’ve done in those spots, the long term outlook is good. The cashflow not so hot.

Hey Justin, there is lots of good advice here, a big one is to surround yourself with Mentors. Rock Thomas is one of the podcast guests. I highly recommend you find his episode,
His Group M1 is full of very helpful people, though it’s a paid program, (I’ve paid for many) it’s one of the best - it’s not real estate specific it’s wealth focused. I wish I’d had this tribe of mentors earlier, I would have saved so much money on my Hard zKnocks education.

I live in Mckinney as well. Best of luck as you get kicked off, if you have questions in the Collin country area I work mainly up here.
For BRRRR, I've see best options in the Garland area, Ft Worth area.

I second the vote for North Dallas area.
As for the economy nationally, I don’t think anywhere is better equipped to weather a storm than Dallas with the sheer volume of major corporations moving to the area year after year.
From the investment in a personal residence, it's great a great value to own. As for investing using BRRRR method the mark here is a bit to hot for that. Houston, San Antonio, and a few submarkets near Dallas make a lot of sense.
I am a Realtor in this area and don’t mind talking through this are in more detail.
Also I could recommend Huntsville, AL is a great market to be investing in. If I were considering up rooting. The growth trend there looks solid.
