Post: Finding cap rates on multi units if not given

Many times the seller won't give out NOI or cap rates if I don't give out my financial info.
How do I get that info quickly to sift thru the loser deals?

I have friends who have had great success with getting involved with Investment Companies at first to learn and understand the market and how it works, then they branch into opening thier own property management company, then creating thier thier own little REI groups.

I think it is something that requires steps and plenty of education.

LoBunOva, I agree with your friends approach....learn from sombebody else mistakes and successes. and only then branch out on your own. There are so much gurus that teach you to start out on your own from the beginning.

I like what Scott reminds me of: expanding your portfolio beyond the local area is really a matter of your mindset. For me, finding trustworthy advisers is the key step in breaking the ice and getting through this barrier.

I agree. I think people are worried about losing control and if they can find people that they can trust, buying out state opens up a whole new set of deals that would not otherwise be available.And if you working with wholesalers that need to have that repeat business, then hopelfull the wholesalers will want to take care of their clients. Also, if the investors study the area, then they can know the right areas, the right building inspectors, the right rehab contractors, the right property managers or the right teams that already have that in place. It might sound like a lot to depend on, but sometimes that it a lot easier than trying to learn how to invest in areas that are difficult to make it. I live in orange County CA and California ends up influences a lot of other markets for this reason or they flounder until they can get to a level of experience that they can make $$$ in California. of course everyone has their own opinion on this.
