Hey all,

This year, I am looking to attend, and very likely invest at, the Allen County Tax lien sale in Fort Wayne (Ft. Wayne), Indiana.  I attended last year, just to observe and learn.  I have the basic concept, but I am curious:

1)  If any BP members have gone and invested?

2)  What's your strategy?  Do you look for properties that you'll likely eventually procure?  Do you look for properties, not b/c you want to own them, but b/c of the note?

In short - I plan to go, but would like to hear what successes you've had, and what you would suggest for someone heading into it if they had, $5k, $50k, $100k to spend.

Welcome aboard!  I am a local Ft. Wayne investor, but also am working full time at my day job (....which I have NO INTENTIONS of ever quitting, as I love what I do).  I too invest for the sole purpose of supplementing my W2 income. 

Started out very small, but have grown exponentially this year (purchased 10 new ones in the past 8 months).  It's certainly been intimidating, but the reality is, it's ABSOLUTELY WORKING.  Time to set some new goals.

There are a fair number of homes <$30k in Ft. Wayne.......not in B neighborhoods though.  If you can find some GREAT deal (motivated sellers, foreclosures, etc...) you MAY find some in C neighborhoods, but it's likely a stretch.

It largely depends on how you define B and C neighborhoods.  The neighborhoods you can reliably count on buying for <$30k are, what I personally, would consider to be D class neighborhoods.  Again....that's a highly subjective metric though.
