I'd love to be there! However, the other REIA in town meets that same weekend. I won't likely be able to justify spending time at both (Sat and again on Sun).

Maybe in times to come, consider making your Sunday off-set by 2 weeks from the other option in town....?

Ha....that's awesome.

Does the seller want to sell the newer house they're in now?  I'm sure it'll be the same way soon.

Yep..... Metropolitan for me.  I've done a number of land contracts with Centurion who send to be handle them better than anywhere else.

I've only had bad luck with Titan.  I'm sure they're fine, but I've had two easily avoided hiccups the 2 times I've used them.

Hey @Adam Beckstetdt!

Welcome to the group!  I too am a Ft Wayne investor.  Your goals are GREAT.  Mine were similar in 2015, and I was able to generate ~$1850 in cashflow for buy-and-holds in that year alone.  I also got my real estate license.

Let me know if there are any questions I can help you out with!

Awe, for real?!  It's NFL playoff's man!

SURELY, I'm not the only RE investor in Fort Wayne that watches football!

"You're killing me Smalls!"  = )

We'll see...

Yep - Assuming there's not the up-sell, membership and secondary agendas of so many other REIA's (which knowing you, there won't be...) I'd be interested in an occasional evening meet-up.

Hey @Blaine Wilson!

Welcome!  I'm a local investor in Fort Wayne as well.  Picked up 2 this month to buy and hold and have one flip waiting to close just after Thanksgiving.  ...it's been a REALLY fun 2015.

I am always looking to buy, so let's connect - if you have something, I'd love to take a peek at it.  I also got my RE license this year, so if I can help in that capacity at all, feel free to ask!

Good luck with things!  Let me know how I can help!

it's possible to get 80% LTV. Most commercial loans loans are 75% LTV though. It just depends on the value of the property, and your equity position.

I'd be curious to know the location.....might be able to help get some comps and a value for you.
