I posted this thread 2 years ago. At that time, I chose to stick with basic laminate as the cost was lower..... Didn't use vinyl at all in any of my 25+ units. I'm just now starting to have some turn over, so I'll make it a point to post back and say if I have any regrets about not switching to vinyl once I see the condition.

I'm looking for properties in all sorts of condition, regardless of whether they are vacant or not. However, I am looking for decent areas of town (46805, 46815, 46825, 46835, 46845, 46818, 46804, Aboite, Leo, Huntertown, Auburn, etc...). Not likely interested in anything in the 46806, 46807, 46808, Southside, Wayndale, etc...) unless it's a screaming deal. Generally, my properties have a minimum ARV of $80k, but there really is no upper limit

For my portfolio at large, I budget for the 50% rule to be ultra conservative. In reality, my expenses have proven to be roughly 36%. That said, I still analyze and make sure each of my deals (...in Fort Wayne) work using the 50% rule even though I know they'll perform better than this.
Always better to be pleasantly surprised than sorely disappointed.

Depends on the asset. For my lower end stuff, I need to use the 50% rule, as I find that 10% maintenance and 10% vacancy CAN be the case. However, on my higher end stuff, my vacancy is <1% and maintenance is notably less (5%?).
For me - largely depends on the asset. All the more reason I invest in higher end stuff when I can. No pigs. Headache free, IMHO.

Hey guys! I am a local investor in Fort Wayne, Indiana and am looking for wholesalers who have properties to move locally (Allen county, Dekalb county). If you have deals you're looking to move, please reach out! I generally am a cash buyer and can close quickly.
I have several rentals, done land contracts, notes, flips, etc... In times past, I have used direct mail and had success with it, but I simply do not have the time to invest in a mailing campaign at the moment.
