Hey Joel...... I am in the Fort Wayne market and this year  I've begun transitioning to bet nice, small multi families. I have several single family  rentals  just got my fifth duplex under contract. Depends on the asset and where.

Larger multifamilies are are being listed for 5-7 caps.  Of course, they advertise much higher caps (10+), but when you underwrite it, it shakes out to be much less.  

The last 3 duplexes I purchased where purchased at 10%, 9.1% and 8.8% (all in 2015/2016). However, I bought these with seller financing, so may have paid a bit more for them, and I MIGHT have been able to get higher caps by paying less, had I used my own money. My SFR's are all over the map.

I am considering selling my Duplex in Grabill Indiana.  If you are not familiar with the area, it is a quiet commuter town just outside of Fort Wayne, Indiana and is within one of the BEST school districts (EACS i.e., Leo Schools) in the state.

The duplex really IS in impeccable shape.  ALL new windows last month.  New roof in 2015.  Fresh paint.  New window treatments. All appliances including dishwashers (washer and dryer in one unit....tenant owns the other pair).

I like this duplex very much, and am not in desperate need to sell, but might consider terms/financing some of the deal.  Make me a creative offer, and we will see.  I'm open to new ideas.

Only reason I'm really considering selling is that one side is empty and I thought this might be a GREAT opportunity for someone to nail down an FHA House Hack.

Fair question.  

I'm an agent myself, and it's not worth my time.

I like the HUD's but if I can farm out the upfront work for a reasonable fee, why wouldn't I?

Hey guys.

Being moderately experienced investor, I have done HUD's, local auctions, selelr financing, rentals, flips, etc...

I have toying around with the idea of using a virtual assistant to submit my HUD offers (in and amongst other things).

I am curious:

1) Has anyone been using virtual assistants to submit HUD and has it worked well? Any concerns?

2) What other suggestions for you may have for tasks or types of things your VA may be doing for you.
