I recently acquired a mobile home on land in Muncie, IN via a note gone bad that I was forced to foreclose on. There are currently tenants in the place that paid rent for one month based on the previous landlord rate then stopped paying.  I have no lease with them. They received pay or quit then later just a 30 day notice to vacate.  They say they are in the process of moving this weekend.  (I will believe it when I see it) meanwhile, I get a delinquent water bill sent to me threatening to take me to collections.  I am making the assumption that tenant has been paying this in the past at least at some point as they were in the property for a few years.  It is a pay or be disconnected notice.  Is this bill my responsibility?  Also, if the water gets disconnected and they still have not vacated, can I get in trouble for this as in a tenant-landlord situation, I don't believe I could just have someone's water turned off?  I have emailed the tenant the bill and told her this is her responsibility.  

What should I do?

BTW:  Anyone interested in a mobile home on land in Muncie IN?  HaHa!

I would like some feedback about EVOLVE also. Seems like they do everything turnkey as long as the place is set up for a STR. I read their contract. Pretty stiff fees if you have to cancel bookings. I can understand this if you have to do this out of convenience but what if something major happens to your house where it is not livable-it appears that I still have to pay them twice their booking fees or $250. Can add up quick for something that may be out of my control? I need to check into this further.

This is a very hot topic that every landlord needs to be up to date on.

I need to find someone that does mobile home repairs in Muncie IN.  I have called/left messages for all the park managers in/around the area asking for recommendations.  No responses.  If anyone can connect me with someone that is skilled in repairing mobile homes in Muncie, it would be much appreciated.  Requires the normal stuff: Repair of soft floors, replace doors, caulking around windows, ect....

I recently acquired a mobile home on land in Muncie, Indiana.  I had a purchased a note from the now defunct American Note Warehouse and all was good for several years until borrower stopped paying and I was forced to foreclose and ended up taking back the property at a sheriff's sale.   It currently has renters in it that have been there for several years and would like to stay.  The Mobile home has some issues (mostly soft floors, ect....) that previous landlords had promised to fix but never did.  The current lease is month to month.  

I am not quite sure what I am going to do about this property.  I guess my exit strategies can be to fix it and continue to rent it, sell it outright or owner finance to current renters who have expressed interest in doing so.  In any case, I am going to need to find someone who is local to the area that can fix mobile home issues.  If anyone knows of a cost-effective, honest handyman that repairs mobile homes, that would be fantastic and would be much appreciated.

@Jeff S. Thanks for the feedback. Yes, I do understand that there can not be any prohibited parties involved and all returns will be returning to our IRA accounts. My IRA provider kept insisting that everything had to be divided in the percentage of the amount invested-period. I finally got to speak to a rep from my IRA company that did confirm that the interest and points can be divided based on the JV agreement.
