I've heard of this scam a couple of times on here now. I would think she could pursue legal action against the title company as they knew of the threat but did not protect their client.

@Bryce Peterson One thing missing from this story is how much money are we talking about?
I highly doubt it's going to be worth your time and effort to chase this guy around. And forget about calling his CO. His first year in the military he's going to bouncing around to so many different schools and commands that no CO is going to do anything real about this issue. They deal with hundreds of 18 year old kids and all their drama all day, they just kick the can down the road until they get to a real command.
I'm prior military and don't excuse his actions, but maybe it will help you let this one go. His base pay (before taxes, etc) is $1400 a month. He's not exactly making it rain at the local gentleman's clubs.

That's a little unfair to say. A property can easily get trashed in under six months and definitely in under a year. I have my property inspected every six months but I still understand that it doesn't prevent the place from being trashed. If a dog is urinating inside and things are being spilled, six months is plenty of time to establish a smell that requires removing the carpet.

My advice is stop your direct mail campaign. You are sending out mail asking people to call you if they want to sell their property, but when they call you "Need Help!".
You're wasting both your time and the sellers time. This is an anti whole selling reply, this is a you have no idea what you're doing reply.

I would only put more money down if it's going to save you money through PMI or if you know 100% that you would just have those funds sit in a checking/savings account and wouldn't invest it or need it for anything else. The general idea is that you can use that money to make a better return than the % you are "saving" when putting the money into a down payment.
As this is a real estate investment forum, you're most likely to get feedback recommending taking the money you have for the larger down payment and putting that into another investment to see a higher return on your money. It just depends on your long term goals and you comfort with risk.

Very interesting situation. Are there any other items that require consideration like doorways, hallways, entrance steps? I'm not picturing this tenant changing air filters, are there other deterioration issues that you think might arise? Best of luck!
