I already know a ton of former coworkers that have been given the ultimatum from the company to either "Come in and work at the office full time.... Come in part time... or work 100% remotely." and they have the option to pick what's best for them. I think that will be a new thing that will be hard to revert to pre-covid commercial office space as being the only way to go to work. Some jobs will always need to be at the office, but that's not how the majority of major businesses are heading.
Just saw this poll someone put on LinkedIn, Given the choice, How would you like to work in 2022?:
3.3% - 100% Office
16.4% - 50% Office/50% Remote
27.4% - 100% Remote
52.4% - I choose when to go to the office.
0.5% - Other
We're entering a new era for sure.

Stainless appliances always have a strong appeal with your marketing and online photos for your STR listings. Definitely go that route if possible.

Multi Unit vacation rentals always have a risk of "what happens if the tenant is bad and upsets guests" or "What happens if the guests are bad and upset your tenant?" If you were to choose the LTR & STR path. I think it's an option, just a risk factor to weigh.

Agree that the Ozarks area of the country is underrated. Plus property here is CHEAP

That's a good point @Nikita Odnoralov and great you found something with such a low HOA fee. I Just have experienced working with people that try to make the #'s work when they are weighing these big condos with all the fancy stuff and HOA fees with $800-1000/month, generally not a great investment option for those ones.
How's your property doing financially? Definitely interested to hear how it's performing.

Big cities can always be risky for regulations. Plus Milwaukee is in the Midwest and gets pretty terrible weather, which will hurt booking performance. I know this because I lived in Muskego from 2001-2006. If you go for it, wish you the best of luck! Just focus on making your place inherently fun to book on its own (in other words get professional photos of your place kitted out with: game rooms, pool table, shuffleboard, darts, air hockey, big buck hunter, nice appliances, Big screen TV's comfy beds, welcoming interior decor, etc.)

Some market areas I heard they are better than other areas. [Northern Oregon - Notoriously Bad] They charge 35% on average and are the largest property manager in the space.

A lot of owners are owning STR in their portfolio and living hundreds if not thousands of miles away. Just having a power team of cleaners, handyman, electrician, plumber, etc should cover your needs. You might be able to get a second home loan with 10% down, a commercial loan of 20-25% would definitely be easier to get. There are some lending options that allow you to use DSCR to acquire the property. Feel free to message me if you have any questions.

I put mine in an LLC just because I like extra risk protection for liability. It's totally up to you though.
