Market place yes. 2-3 year old expired listings. There are also some apps and websites that will give you a likely hood to list factor based upon years of occupancy, estimated net equity and mortgage standing. Obviously not perfect but it can help especially if your trying to find down sizers.

Ive found a few good deals on fb market place, you just have to check regularly or set up alerts. Also Check Craigslist. I would have a realtor enroll you into some automatic listings emails.

When people say Youngstown I just assume they mean Youngstown and surrounding. There are surrounding areas that are just slightly slightly better but still at a great price point. I work in Trumbull and Mahoning county, just got to know where to shop and have a good property management team in place.

inspection if your going to go that route. then title search, boundary survey ect. utilities to be paid if they stay with the property, who pays back taxes if there is any.

that actually doesn't sound like a great deal to me unless the side your getting better in some way. $1100 say the other side rents for the same so $2200 or $26,400 yearly/285k asking id only 9 % gross cap? unless its just a really really nice place that you think would be good for your family. I always shoot for at least 15% when helping my buyers.

Sounds like you need a better PM? Are they getting you just one quote or multiple? Don't feel too lucky we had some really really cold weather especially a few weeks in December and a lot of people encountered plumbing issues. Did you have it inspected when you bought it? Did they make any recommendations as far as insulation or insulting around the pipes.

Good for you I've never had luck with mailers lol! Sounds like you made a good contact, It always works out nice when you can connect with the sellers on some what of a personal level. Write down his contact and make sure you follow up, good luck.

Get the realtor to draft the purchase for there share or maybe a title attorney would be better. Like Dan said get everything in writing. Don't put any money into it until it closes.

For like $2 a picture Box Browine will edit and resize your pictures, IMO they look pretty good. Honestly anytime I post a rental on FB market place I have like 50 interest people, only about 10 are actually good leads and of that 10 maybe half go through the whole process but I really have good luck on Facebook.
