More of a serious buyer? How do they know have they met the buyers personally? Did they make a offer just for fun? Are they both asking for an inspection? what are the terms of the inspections. Is one lender better than the other? Lots to consider but id usually take a conventional loan for more money over fha

Usually the bigger firms have more training and help vs the smaller mom pop shops. interview at several places a lot of times is the owner or managing broker that make a location great.

Where are you guys getting your VA? Whats the cost? Id like to get one, id use them for my long term nurture leads, lead gen, ect.

Going through something similar right now as well. I showed a house on Memorial Day and these people took there good ole time and brought like 15 people with them. They ended up writing an offer with another agent ugh sucks!

Procuring cause isn't just showing them a house or several houses. Have you been following up? When was the last time you talked to them? Who would you go after for the lost commission? Buyers? The other agent? Can you imagine how that would look online or in the paper? Local agent sues new home buyer for commission?

Turn those renters into buyers! There are a lot of great first time home buyer programs every one has family. Some of my biggest sales have come from recommendations after much smaller ones and your building your resume. Convincing someone to let you represent them with 0 experience can be hard.

Id say the hardest part is 1st getting the listings. Its super competitive and listings a far and few in-between. Pricing and setting realistic expectations is another tough one but I won't argue with sellers I tell them my opinion and if they want to list high? LIST IT! If its Ridiculously high ehhh maybe have something on your listing agreement that's states you can drop the price to xx by xx date if you do not get an accepted offer.

Is it possible to work as a property manager & a real estate agent in tennessee?

 I do not think being a property manager is a part time job. It is a lot a lot of work at times. Start prospecting with the people you work with and family that is one of the best places to start. Make sure you interview at several brokerages, most of the time its the owner/ management that make a great place to work.

It gets easier. You start recognizing neighborhoods and know what an average price per square is so if you see something listed at 70 a square foot but you know that renovated properties are getting 140+ or w.e then maybe look at the pics check disclosures and if it seems close. send it! Also if your MLS is like ours you can set up alerts for homes in certain areas with price range, # bedrooms ect for each client. This will help you not miss listings but listings are so scarce right now I find it easy to filter.

Similar to what Henry said. Do what you can to save on cost, get a second opinion but also get more quotes on having the work done. Remember an inspector just finds possible issues that need to be further evaluated by a professional in that field most are not licensed electricians, Hvac, plumber, roofers ect.
