This is why I suggest a PM, its their job to collect so they can't listen to all the sob stories. See if there is any local help, choice housing voucher or something similar. Jobs and family service I believe will give some immediate help for food...

Ive gotten one lead recently from open houses. I think instagram and tick tock are just a way to stay top of mind to friends and family ect. Ive not obtained and leads that have closed with facebooks ads however, what I do is go through my office listings ask the listing agent if I can list it on Fb marketplace and do that. Ive gotten a few leads and even double ended some of my own listings this way. Post cards. I've sent out about 5k post cards and have 1 call, we are waiting for the house to be out of probate and I think ill get the listing. I have not sent post cards to the same group of people multiple times which I hear can be a lot more effective.
Ive gotten a few leads just reaching out to friends and family. Remember a lot of these leads are going to be nurture leads and you'll need to follow up. The lower hanging fruit, the people that are ready to go now tend to be fsbo's and expired but they tend to be a little tougher and often times annoyed with agents as they are getting a lot of calls text ect. I have gotten a few fsbo's and ill tell you when you get the listing its an amazing feeling for sure!
The key is consistency and follow up set a goal. 20 or more, 5x a week and try to have some kind of meaningful conversation with that many people each day!

Good! That will help, although I would crop the picture so it doesnt look like a screen shot! A fridge and stove would help. Other than that I have really good luck with Facebook marketplace, that way I can creep there page as well.

Honestly, those pictures look pretty rough and there are none of the interior. Still a shortage of rentals should not take that long.

Real estate full time. I also make and sell 3d printed items, I do a lot better with this closer to Christmas. I also manage to find a ton of odd jobs, painting, clean outs, cutting grass ect.

Im not sure what your market is like but here, everyone still wants a lipstick flip. Its gonna be awfully hard to compete with cash investors while using a fha loan imo unless you find something off market.

I wouldn't bother asking if they invest themselves. Not everyone that invest is successful and who knows maybe they inherited some properties and are running them into the ground. House hacking is a little different in the sense that as long as you know the arv and market trends in the area your buying, you can make an informed decision. I wouldn't rely on anyone except myself when analyzing cost for repairs with only maybe referencing to others opinions. Use an agent you feel comfortable with!

Some people are just hesitant and refuse to make a decision. What Jaron said is correct, you need to know their motivation, maybe they can't sell for 2 months, maybe your only meeting with 1 person but 2 people are on title or someone has dower rights. If they say let me think about it consider asking what they need to think about maybe it's a question that you can help answer.
I find a lot of deals are made in the follow up. Send them a card the next day, thank them for time.

See if they have any picture from before the tenant moved in. other than that I have a lot of investors that buy sight unseen contingent upon inspection as long as the numbers make sense.
