@Angela Fadahunsi I wouldnt suggest ditching your agent. You never know when or where a deal will come from. Just don’t sign an exclusive with him/her.
As for off market, email me. My email is on my profile. I’ll send you some help full stuff. Directly marketing yourself is the best way to go in this market.

@Angela Fadahunsi you’re correct. The whole area is saturated and a real sellers market.
IMO, the best way to find investment deals right now is Off-market. The MLS is a tough sell. Are the listing you're being sent on market MLS?

Currently bouncing around some ideas on how to best serve my investors in DFW, Texas (Arlington, Grand Prairie, Mansfield, Ft Worth, Dallas) and create win-win opportunities.
Where else would you come to get investors opinions? BP of course!
Would love your opinions….
As an investor, if a Realtor offered to sell your flips for a flat-fee (let’s say $500 to cover admin/marketing costs) and to reciprocate, you referred all of your leads who didn’t want to take a below market offer, for traditional sale…. would you call that a win-win?
This is of course assuming the investor is doing their own direct marketing for properties.

@Max Brown You may want to give the following podcast a listen (if you haven't already.)
Linda Mckissack is probably the most established investor in Denton, and wrote the book "HOLD." I believe she is also the Keller Williams Broker in that area, but don't quote me on it. Hell, you might even try contacting/networking with her. I don't know her, nor am I speaking on her behalf, but I really liked that particular podcast. Best of luck to you!
