OK, Citi Bank is presently calling my FICO score at 729 but my 3 individual scores this AM where 636,648 and 708

Hello all, 

I have mixed use building with 100% equity and multiple years of rent history. I need to pull out cash to perform maintenance on the same property. I can't show income, but my credit is in the 650s. DSCR? Hard money? No-doc equity loan? Any recommendations would be greatly appreciated.

There's more than a mold issue here. I doubt that glass is tempered as required. Glass block and tile are probably the simplest solution. The sill should be one solid piece as tiled sills present a potential leak point at each of the grout joints.

Thanks Michael, That's what I saw on my 1st quote 6k-6.5k. It's significantly higher than the standard 1031.

I am looking at performing my 1st improvement exchange. I'm rolling 2 condos into a SFH. I'll have 70k for improvements. What's the typical cost for the process?

Is it possible to act as your own GC for improvements performed on an Improvement Exchange?

Hello BP members. 

We own 6 properties free and clear in Lake County IL. (4 condos and 2 SFR). The total value is about 1.1 million. The properties were purchased through a 1031 and are held by a single-member LLC. We tried to obtain an equity loan on one of the SFR though 5th 3rd Bank after closing last year but the loan app was rejected due to the single member's DTI. The single member is a retiree. The bank would not consider the properties as collateral at that time as they all had just closed and all vacant. The properties are now all leased. We'd like to use the equity of one, or all the properties to cover repair and carry costs incurred prior to leasing the properties and to finance additional properties. Any information on paternal lenders or in general would be greatly appreciated.
