Hey Ron, Propstream is fine for pulling lists. We still use propstream for list pulling in our business. Their skip tracing, however, is horrendous. I can run that list for you through our database to show you what a quality pull would look like. Would be happy to do it at cost to build the relationship.

Technically you are allowed to email, but I would probably refrain from doing so. If these leads are very precious / motivated, maybe some in-person or more personable marketing would be the way to go. They entered themselves on the DNC for a reason, and you are likely wasting space by including them into a marketing campaign

Definitely do not register as an S corp if you plan on flipping or holding properties. It is fine for wholesaling, but lending and insurance can get hairy as an S corp when buying props. Made that mistake once. As for starting out, I would recommend wholesaling or being an agent. Creative finance is great but is also higher risk. Your worst case in wholesaling is backing out and losing some EM. Not saying this is good or even acceptable, but If buying on creative finance, if you can't make the payments it's going to be a much worse situation. Would wholesale or get your RE license until you feel you know the game well enough to invest and take bigger risks.

Nothing to my knowledge is an upgrade from Launch. Batch is worse, Sherpa is fairly comparable. Sherpa probably has a better UI but worse deliverability and less automations. While Launch occasionally bugs out, it's still the best out there. We are sending almost 100k/month and still getting 90%+ deliverability, which rarely happens even at small scales on other platforms

Yo! It is a subscription model that allots you a certain amount of texts per month. Works out to be cheaper than any other text blaster that is legal. Pretty sure Launch, Sherpa, and Batch are the only reliable and legal ones nowadays. I am sending 72k messages per month with unlimited drip follow ups and automations for under $1k per month. The best product we use in our business. Hey guys, I have used both Launch Control and Lead Sherpa. Switched over to Launch after Sherpa had the big blowup with the regulations. Launch is a better product. Sending out 72k messages a month with them for under $1,000/month. Pretty impossible to beat the ROI. We use a combo of SMS and PPC. SMS is by far our best performing, but PPC is nice because it is so passive. Networking is great and will land some deals, but in hyper-competitive markets, it will be pretty hard to get access to a great deal without being direct to seller. Even if you're a wholesaler or agent's best friend, it will be hard for them to give you a 60% deal when everyone else would pay 75%. Bateman collective for PPC, Launch Control for SMS. Was in your shoes not too long ago. Agree with the above comments, selling the deal is the least worrisome part. Facebook group posts will usually get it done if its a solid deal. If average deal, maybe JV with a bigger wholesaler. But the front end marketing and ACQ is what matters most and is generally the hardest. Would rec SEO/PPC if you've got a bigger budget / less time to start. Text blasts if you have more time than money.
